Things to look for when touring a home

🏡 Touring a home? Look beyond the pretty countertops!

That beautiful kitchen may get your attention, but the house has other things to tell you. Some speak more quietly than quartz countertops. 😉

With more than 26 years in real estate and a background in construction supervision, here’s what I encourage buyers to notice:

First: professional home inspections are vitally important—even on new construction. Many problems aren’t visible during a showing. Many are fixable, but you need to understand what you’re buying.

🔎 Cracks and separated trim
The board below the soffit, above the brick, is called a frieze board. Significant separation at its corners deserves attention.

Pronounced stair-step cracks in brick and diagonal drywall cracks extending from doors or windows warrant professional evaluation—especially alongside sticking doors or other signs of movement.

A crack is a reason to ask questions, not an automatic diagnosis.

🔎 Driveways and sidewalks
Small concrete shrinkage cracks are common. Larger cracks and uneven sections deserve a closer look. A sidewalk shouldn’t be trying to become a staircase!

💧 Gutters and drainage
Do gutters slope toward downspouts, or have sagging sections where water collects? Look for deterioration around fascia and soffits.

Does the ground direct water away from the foundation? Water belongs in your flower beds—not auditioning for a room inside your house.

❄️ The outdoor A/C unit
Does it appear level and securely supported? A leaning unit deserves an HVAC professional’s attention. Missing or torn insulation around the refrigerant line should also be addressed.

🏠 Attic insulation
Ask the inspector about adequate, even coverage, including gaps, compressed material, or fallen insulation on vertical walls. The right amount depends on the material and R-value—not just how fluffy it looks!

💧 Drain pans and lines
Have the inspector check HVAC and water-heater pans for rust, standing water, or signs of leaks. A/C condensate lines need proper routing and slope.

Leave attic exploration to professionals. A showing shouldn’t become an obstacle course!

🎨 Exterior paint and trim
Peeling paint, deteriorated wood, and damaged trim deserve questions about moisture and maintenance. Understanding what’s underneath matters.

The goal isn’t a flawless house. It’s an informed decision. Notice the clues, ask questions, and let qualified professionals determine causes and repairs.
