Sit at the light where Highway 51 crosses Yandell Road on a Tuesday around 5:15 and you'll have plenty of time to notice the construction fencing that's gone up a few hundred yards south, off Calhoun Station Parkway behind Sullivan's Grocery. Dirt has been moved. A concrete pad went in earlier this year. If you live in Glenwild and drive this stretch twice a day, it's easy to assume all that activity is finally aimed at the actual problem: the narrow, backed-up road you're sitting on right now.
The work near Sullivan's is on Calhoun Station Parkway, not Yandell Road. Kayo Center's planned businesses are nearby. Here is what is happening on each road.
What's under the cones right now
Madison County broke ground on Calhoun Station Parkway on March 16, 2026, converting the two-lane road into three lanes. County engineers told the Board of Supervisors in April that the work is expected to be complete by the end of 2026, which puts the project at roughly the halfway mark as of this writing. That's real, funded, in-progress infrastructure work, and it will matter for anyone who cuts through that corridor to reach Highway 51.
What it will not do is touch Yandell Road itself, the street that actually runs past Glenwild's entrance and Madison Crossing Elementary. Calhoun Station Parkway and Yandell intersect near the school, but they are two separate roads with two separate budgets, and only one of them currently has a crew and a completion date attached to it.
Four names to know before the ribbon cuttings
The reason Calhoun Station Parkway is getting attention isn't just traffic engineering. It's what's rising alongside it. The development is called Kayo Center, and the road built to serve it was officially named Kayo Place after the Gluckstadt board approved the final plat at its November 10, 2025 meeting.
The confirmed tenants so far:
- JAM Athletics, a competitive cheer and tumbling gym, which broke ground in February 2026 as the first building in the development, as reported by Online Madison
- Burgers and Blues, a restaurant with a live outdoor entertainment venue that developer Lee Sahler has compared to The District at Eastover in Jackson, home to Sal and Mookie's, according to Online Madison
- D Noblin Furniture
- West of 55, a boutique
Online Madison reported that renderings show three more building pads without tenants attached yet, so the corner isn't finished filling in. Online Madison quoted Lee Sahler after the JAM Athletics groundbreaking:
"Proud to contribute to Gluckstadt's continued growth and economic development."
The noise question already got asked
An Online Madison report said that before the site plan was approved, a Church Road resident raised a concern about a live outdoor music venue moving in nearby. City officials and developers addressed it at the board meeting: the JAM Athletics building itself is positioned to block sound from traveling that direction, and Gluckstadt's noise ordinance still applies if things get loud after 10 p.m.
Your own street was already on the county's list
Here's the part that connects this back to Glenwild specifically. According to Online Madison, the county hired Kiser Traffic and Engineering to study roughly four miles of Yandell Road from Clarkdell Road Extension to Bainbridge Crossing; the resulting scope covered 19 intersections. Two of them are Glenwild Trail and Glenwild Drive, meaning the entrances to this neighborhood are already named, on paper, as points the county considers worth watching.
In the same Online Madison report, District 1 Supervisor Sheila Jones described Yandell this way: "Yandell is so narrow."
The study exists because the county is trying to figure out what to do about Yandell. It has not yet resulted in the kind of active, funded, crews-on-site construction that Calhoun Station Parkway is currently getting. So the road with a documented problem and the road with a moving project are not the same road.
What this actually means for the rest of the year
Put it together and the picture is straightforward. Calhoun Station Parkway is expected to have three lanes by the end of 2026, and it will also have a gym, a restaurant with outdoor live music, a furniture store, and a boutique pulling in customers on evenings and weekends, right at the intersection nearest Madison Crossing Elementary. Yandell Road, the street Glenwild actually sits on, has a completed study naming its own entrances as trouble spots, but no construction crew and no completion date.
This isn't unique to one corner of Gluckstadt. In a SuperTalk Mississippi report, Mayor Walter Morrison told a regional business audience earlier this year that "traffic is a disaster." The report also cited 370 businesses now operating in a city that only passed its fifth birthday this summer, having incorporated in June 2021. Growth and congestion are arriving together, and the road projects are at different stages. For Glenwild, that means the backup at Highway 51 and Yandell probably doesn't ease up this year, even as the corner a quarter mile away gets genuinely more interesting to drive to.
If you're weighing whether to time errands around the new spots at Kayo Center or just brace for a slower school pickup line through the fall, both things are true at once. The neighborhood is getting more worth driving to. The road getting you there isn't done being crowded.
Real Estate Partners keeps this kind of local detail on our radar because it shapes how Glenwild actually lives day to day, not just what a listing photo shows. If you're curious how a specific change on your street connects to anything bigger, we're always glad to talk it through.
