🏡 New construction deserves more than a quick scroll through the photographs—and it certainly deserves more consideration than, “Oh, look! Nobody else has used the oven!” 😄

Completed and nearly completed homes can offer buyers some excellent opportunities, particularly when builders are ready to sell their existing inventory. But the right comparison isn’t simply new construction versus resale. You have to look at the entire picture:

🔹 Builder incentives and financing options
🔹 Included upgrades and warranties
🔹 Energy-efficient features and expected utility costs
🔹 Location, lot size and monthly expenses
🔹 The value and character of an established neighborhood versus a developing community

With my background in construction supervision and 27 years in real estate, I know that every builder, floor plan and neighborhood is different. Beautiful finishes matter—but so do the quality behind the walls, the reputation of the builder and the details of the contract.

I always recommend having your own real estate professional representing you—and asking questions before your first visit to a builder’s sales center. The representative there works for the builder. You deserve someone working for you.

A brand-new home may be exactly what you need. Just make sure you’re buying more than that wonderful “new-home smell.”
